1. Why Price Pressure Washing by the Square Foot?
Square-foot pricing gives contractors a repeatable unit of measurement. If a driveway is 2,000 square feet and your appropriate rate for that job is $0.22 per square foot, the base calculation is immediate.
That makes estimating faster, helps keep quotes consistent between customers, and gives you a useful way to compare similar jobs over time.
But “similar” is doing important work in that sentence. A clean 2,000-square-foot driveway in an easy subdivision is not economically identical to 2,000 square feet of oil-stained concrete behind a restaurant.
2. The Basic Square-Foot Pricing Formula
For a rectangular surface:
Square Footage × Base Rate = Base Price
A driveway measures 60 feet × 25 feet.
60 × 25 = 1,500 sq. ft.
At an illustrative $0.22/sq. ft. base rate:
1,500 × $0.22 = $330 base price
That $330 is not automatically the final quote. Now the contractor evaluates condition, access, treatment, travel, minimums and other job-specific factors.
3. What Do Contractors Charge Per Square Foot in 2026?
Published 2026 pricing guides commonly place residential pressure washing in a broad neighborhood of roughly $0.15 to $0.75 per square foot, depending on the surface and service. Standard concrete flatwork often occupies a narrower portion of that range, while delicate, vertical, difficult or specialty work can price higher.

4. One Rate for Every Surface Is Usually a Bad Idea
A contractor may be tempted to create one memorable number: “We charge 25 cents a foot.” Convenient. Also potentially expensive.
Different surfaces change your production rate, chemical needs, equipment use and risk.
- Concrete: often efficient with the right surface cleaner and workflow.
- Vinyl siding: generally calls for a soft-wash approach rather than simply increasing pressure.
- Brick and masonry: condition, mortar and staining matter.
- Wood: requires more care because excessive pressure can damage fibers.
- Commercial flatwork: can offer scale, but grease, gum, operating hours, containment and access can change economics.
A better system is to maintain service-specific base rates rather than one universal square-foot number.
5. Your Production Rate Determines Whether the Square-Foot Rate Works
This is where contractor pricing becomes much more useful.
Suppose Contractor A can clean 1,500 square feet of standard concrete per hour while Contractor B averages 700 because of equipment, workflow or experience. The same $0.20/sq. ft. selling price produces very different economics.
1,500 sq. ft. × $0.20 = $300
At 1,500 sq. ft./hour, the washing portion may represent roughly one production hour.
At 700 sq. ft./hour, it represents more than two.
Same square footage. Same selling price. Very different labor economics.
Track your actual production rates by service type. Over time, those numbers become far more valuable than a generic rate you found online.
6. When Should You Adjust the Base Square-Foot Price?
A base rate works best for a defined “normal” job. Anything materially outside normal deserves an adjustment.
- Heavy organic growth: additional chemical and dwell time.
- Oil or grease: degreasing, agitation, hot water or repeat treatment.
- Rust: specialty chemicals and added process.
- Height: additional setup, equipment, time and risk.
- Difficult access: long hose runs, gates, stairs or restricted work areas.
- Furniture / obstacles: moving or working around belongings reduces production.
- Remote location: travel time can destroy the economics of an otherwise reasonable square-foot price.
- Water limitations: poor supply or unusual logistics can affect production.

7. Square-Foot Pricing Still Needs a Minimum Charge
Imagine a customer has 200 square feet of concrete. At $0.25 per square foot, the math says $50.
Your truck, insurance, fuel, setup time and schedule would like a word.
The purpose of a minimum service charge is to make small jobs economically worthwhile.
Calculated square-foot price: $50
Your established minimum service charge: $175
Customer quote: $175
The minimum is not a punishment for owning a small patio. It is the cost of mobilizing a professional service business.

A contractor hears that someone in a Facebook group charges $0.20 per square foot. Therefore every driveway, patio, house, sidewalk and mildly suspicious garden statue is now worth exactly twenty cents per square foot.
Why it fails: the rate has no relationship to the contractor's production speed, market, overhead, surface type or profit target.
- Using Google Maps measurements as if they are infallible.
- Forgetting the minimum charge on tiny jobs.

- Convert that economics into a workable base unit rate.
- Compare the result with your local market.

That is very different from multiplying every property by the same number and hoping the profitable jobs compensate for the disasters.
